Prime Minister Apna Ghar Scheme Expanded: NBFCs Approved to Offer Home Loans Across Pakistan

The Prime Minister Apna Ghar Scheme has received a major boost after the federal government approved the inclusion of Non-Banking Finance Companies (NBFCs) in the affordable housing initiative. The decision is expected to improve access to home financing for thousands of Pakistanis, particularly those living in underserved and remote areas.

The move will enable the Prime Minister Apna Ghar Scheme to reach out to more citizens, including those who don’t have traditional bank accounts, officials said. The government’s inclusion of NBFCs in the program hopes to increase financial inclusion and affordable housing access throughout the country.

NBFCs to Provide Home Loans of Up to Rs10 Million

The new framework will allow housing finance companies (HFIs) and investment finance companies (IFIs) regulated by Securities and Exchange Commission of Pakistan (SECP) to extend home loans up to Rs10 million to eligible borrowers.

Moreover, the microfinance institutions involved in the program will be allowed to issue loans of up to Rs5 million, thereby increasing the chances for low and middle-income households to buy or build their own homes.

5% Markup for the First 10 Years

The government has not reduced one of the biggest incentives of this scheme, which is the subsidized financing rate. Families seeking affordable housing will benefit from home loans at a fixed mark up of 5% for 10 years, easing the burden on eligible borrowers.

The officials think that this concession will help to make more people utilize this scheme and help in the long term goal of home ownership.

Greater Access Through Digital and Regional Networks

Authorities reported that in many places in Pakistan, especially rural and inaccessible areas, NBFCs already have established digital platforms and networks. Their addition is likely to help the PM Apna Ghar Scheme to cover a large population and provide housing finance to them.

The government has additionally released a particular home finance structure for NBFCs which allows them to work with banks and other monetary institutions to provide house loans.
